If you do not accept them, please do not use the site. They cover the site itself, never a purchase.

  • These terms apply to every visitor, including an agent submitting a listing.
  • A purchase, if one ever happens, is governed by a separate written contract and not by this page.
  • Our privacy policy and our disclosures page are part of these terms.

Nothing here is an offer

Nothing on this site is an offer to purchase your property, and nothing you do here obliges you to sell it.

  • The figures on this site and in the document we email you are samples and illustrations.
  • They are not an offer to purchase, and they do not create any obligation for you or for us.
  • An offer exists only when it is in writing, signed, and after an inspection, a title search and verification of any loan payoff.

No legal, tax or financial advice

We buy houses. We are not your adviser, and we do not act for you in any transaction.

  • We are a buyer of real estate for our own account and for our buying partners.
  • We are not a broker, not a lender, not a tax advisor and not a law firm.

About the estimates

Every number on this site is produced by software from third-party data. Treat it as a starting point, not as a fact about your house.

  • Value figures come from an automated valuation model and public records. They are not an appraisal and they can be wrong.
  • Property facts come from third-party data and may be out of date. What you tell us always overrides them.
  • Cash-offer figures are typical cash-investor math, not any particular buyer’s offer.

Who may use this site

  • You must be at least 18 years old to submit anything through this site.
  • Submit a property address only if you own it, or you are authorised to act for the owner.
  • An agent may submit a listing they represent under a current listing agreement.
  • The information you give us must be accurate as far as you know it.
  • The site is for property in the United States, in the states we have switched on.

Using the site

  • Submit only addresses and details you are entitled to submit.
  • Do not scrape the site, overload it, or probe it for weaknesses.
  • Do not use it to send anyone spam, and do not pretend to be someone else.
  • Do not copy this site or the documents it produces in order to build a competing service.
  • We may decline an enquiry, or block access, for any lawful reason.

Where we operate

The funnel accepts an address only from a state we have switched on. Every other address goes to a waitlist.

  • We buy only in the states switched on in this site, and only in the counties listed there where a list applies.
  • Leaving your email for a state we have not switched on adds you to a waitlist and nothing else.
  • A state is switched on only after counsel has reviewed it. The list can change without notice.

Content and intellectual property

We own the text, design, brand and documents on this site, or we use them with permission.

  • The sample document we email you is for your personal use, and for your attorney and your accountant.
  • You may print it and share it with your own advisers. Please do not republish it or sell it.
  • Our name, our logo and the text of these pages may not be used for another business.
  • Property data shown here belongs to the providers it comes from and is used under licence.

No warranty

The site is provided "as is" and "as available". We do our best, and we do not promise perfection.

  • We do not promise that a figure shown here matches what any buyer would pay for your house.
  • Automated value estimates and property records come from third parties and can be wrong.

Limitation of liability

You pay us nothing to use this site, which is the whole basis of the cap below.

  • Our total liability to you is limited to the amount you have paid us for using the site, which is zero.
  • We are not liable for indirect or consequential loss, including lost profit and lost opportunity.
  • We are not liable for a decision you take about your house without your own attorney or accountant.
  • Nothing here limits liability for fraud, or for anything the law says cannot be limited.

If you cause us a claim

Governing law and venue

If we disagree
