Four minutes of your time, then one call. Here is every step, with the timings we work to and the points where nothing is binding.
You type your address
About 15 seconds
We check the state first, because we only buy where we have done the legal work. If we are not buying in your state yet, you can leave an email for the waitlist and we stop there — no lookup, no follow-up.
- If we do buy there, we pull the property record and show it back to you: type, bedrooms and bathrooms, square footage, year built, last sale.
- If any of it is wrong, correct it. What you tell us always beats what the data provider says.
Four short questions
About a minute
Your situation, whether there is a mortgage, the condition of the house, and your timing. Four questions, then your email — and your phone number only if you want a call.
- The consent box for calls is unchecked. If you tick it, we record the exact words you agreed to, along with the date.
- No robocalls. No text blasts. One person, one call, only if you want it.
Three ways to sell, on screen
A few seconds
A typical cash-investor offer, a normal listing after costs, and a terms offer — each as a range, each with its assumptions written out.
- Ranges, always. We never put a single "your house is worth" number on the screen, because an automated estimate is not that precise.
- If the estimate for your house is too uncertain to be useful, we say so and skip the numbers rather than guess.

- It is yours to keep, to print, and to hand to your attorney, your CPA or your family.

One call, with a person
Within one business day, usually sooner
Oleg or his partner. Fifteen minutes to check the facts, answer the hard questions and tell you whether this actually fits. If it does not, we say so.
- An automated assistant answers first; a person calls you back. It says so at the start of the call, and the call is recorded.
- Every callback is a human being. We do not use an automated voice to call you.
Then, and only then, a real offer
Usually within a week or two of the call
Before there can be an offer we look at the house, order title, and verify the payoff on any loan with your written permission.
- The written offer states the price, the terms, the protections, and who pays what at closing.
- You take it to your own attorney. We will wait for that. Where state law requires a written cancellation window, it is in the contract.
What "verified" means before an offer exists
The house
We look at it once, with you, or we walk it on a video call. We are not looking for reasons to renegotiate; we are pricing the condition into the terms up front so it does not come back at the last minute.
Title
A title company runs the search. Liens, back taxes, HOA arrears and heirs all turn up here, and they all take time to clear. This is the step that most often moves a closing date.
Some Cleveland-area municipalities require a point-of-sale inspection, and sometimes an escrow for repairs, before title can transfer. If yours does, we will tell you before you plan anything.
The loan payoff
If there is a mortgage, we need the current payoff figure from your servicer, which needs your written authorisation. We ask you for it. We do not contact your lender on your behalf.
At closing
We close at a title company. Title transfers to a named buying entity, and the documents that protect you are signed and recorded at the same time.
If we carry a note to you, the mortgage securing it is recorded. If we are taking over your loan, the servicer is set up and the deed in escrow is deposited before the first payment is due.
You get copies of everything.
